Where we work

Areas we serve: Oshawa and all of Durham Region

We market contractors in all eight Durham municipalities, from the lakeshore cities along Highway 401 to the farm towns and beach communities in the north. Each one needs a slightly different approach.

Written by Ali Sedighi, MBALast updated:

Durham Region is a two-tier region: the Region runs some services, and eight lower-tier municipalities sit inside it. For a contractor's marketing, those eight municipalities are the units that matter, because that's how homeowners describe where they live and how they search. Here's what each one looks like from a marketing point of view, with population figures from the 2021 Census. The full list of communities in each municipality appears on this page below the overview.

Neighbourhoods and communities we cover

Oshawa is a lower-tier city within the Regional Municipality of Durham. It has 5 wards (2018 ward boundaries); council has 11 members: the mayor, 5 regional and city councillors and 5 city councillors (one of each per ward). The City's open data divides Oshawa into 20 community/planning areas. Durham Region is the upper tier for 8 municipalities: City of Oshawa, Town of Whitby (regional seat), Town of Ajax, Municipality of Clarington, City of Pickering, Township of Scugog, Township of Uxbridge and Township of Brock.

How to read Durham as a contractor

Think of Durham as three bands running east to west:

  • The lakeshore band (Pickering, Ajax, Whitby, Oshawa and the south of Clarington) along Highway 401 holds most of the people and most of the competition.
  • The middle band (north Pickering, Brooklin, north Oshawa, Courtice and Bowmanville's edges) mixes established streets with more recently built ones, which suits new-subdivision marketing.
  • The northern band (Scugog, Uxbridge and Brock) is rural and small-town, with lakefront and cottage-style communities around Lake Scugog and Lake Simcoe.

Your base sets which band you naturally win in. The service area guide helps you decide how far to push beyond it.

City of Oshawa

Oshawa is Durham's largest municipality, with 175,383 residents in 2021. The City divides itself into five wards and a set of community areas, from Central, O'Neill and McLaughlin near the core to Samac, Taunton and Windfields in the north and Lakeview and Farewell toward the water.

Housing is mostly ground-oriented. In the 2021 Census, a little over half of Oshawa's occupied dwellings (55.5%) were single-detached houses, with semis and row houses adding roughly another 18%, and towers of five or more storeys at 11.4%. That is a large pool of owners responsible for their own roofs, furnaces, driveways and basements.

Commercially, the downtown includes Ontario Tech University's downtown campus, and the city has long ties to General Motors Canada's Oshawa operations and the Port of Oshawa. For contractors, that means a mix of older homes near the centre needing repairs and upgrades, plus commercial and light-industrial service work. Marketing here is competitive enough that tight local SEO and well-fenced ads both matter.

Town of Whitby

Whitby, the Region's seat, had 138,501 residents in 2021. It has two distinct centres: Downtown Whitby with its BIA, and Brooklin to the north with its own downtown. Communities such as Ashburn and Myrtle add rural pockets.

For marketing, Whitby splits neatly. South Whitby behaves like the lakeshore market, with heavy competition from Oshawa and Ajax firms. Brooklin has a strong local identity and its own newer streets, which favours renovators, fence and deck builders, and landscapers who show work in Brooklin specifically. A page that says "Whitby" alone undersells you to a Brooklin homeowner.

Town of Ajax

Ajax had 126,666 residents in 2021, packed into a compact lakeshore footprint with named neighbourhoods such as Pickering Village, Audley North and South, Nottingham, Riverside and Duffins Crossing. The Town's business areas include the Ajax Central Employment Area and the Audley Road, Carruthers Creek and Salem business areas, with Pat Bayly Square at the downtown.

Ajax is close enough to Toronto that many Scarborough-based firms advertise there. That makes paid search more expensive and makes reviews that name Ajax neighbourhoods more valuable. Contractors here win by being visibly local: real projects in Lake Vista or Westney Heights beat "serving the GTA" every time.

City of Pickering

Pickering, with 99,186 residents in 2021, runs from the lake at Bay Ridges and West Shore up through City Centre and established areas like Amberlea and Liverpool, to the hamlets of Claremont, Brougham and Whitevale and the planned community of Seaton in the north. The City publishes its neighbourhoods and hamlets as open data.

That range makes Pickering several markets at once. South Pickering competes directly with Toronto contractors. Seaton is a natural target for first-owner projects. The northern hamlets behave more like rural Durham, where larger lots and outbuildings shape the work. Business districts include Pickering City Centre, the Brock Industrial area and the Pickering Innovation Corridor.

Municipality of Clarington

Clarington had 101,427 residents in 2021, spread across Courtice, Bowmanville and Newcastle along the lake and a long list of villages and hamlets such as Orono, Hampton, Newtonville and Enniskillen inland. Bowmanville, Newcastle and Orono each have a BIA.

Clarington is where many Oshawa contractors find their best growth. Courtice and Bowmanville are close to Oshawa but often less contested in search than the lakeshore cities west of them, while the villages reward contractors who are willing to drive and who build a name through reviews and referrals. Separate pages for Courtice, Bowmanville and Newcastle usually outperform one "Clarington" page.

Township of Scugog

Scugog, with 21,581 residents in 2021, centres on Port Perry and its BIA, with villages such as Blackstock, Greenbank and Nestleton and a ring of beach and point communities around Lake Scugog. The Mississaugas of Scugog Island First Nation is also located in the area and is counted separately from the Township.

Waterfront and older rural homes create steady work for roofers, septic and well contractors, docks and decks, and heating trades looking after rural homes. Searches are fewer than on the lakeshore, but competition is thinner, and word of mouth is strong. Reviews and referrals often outperform ads here.

Township of Uxbridge

Uxbridge had 21,556 residents in 2021, with the town of Uxbridge and its BIA at the centre and hamlets such as Goodwood, Udora, Zephyr and Leaskdale around it. It is largely rural, so many properties sit on larger lots outside the town itself.

Job values can be higher here, with larger properties, outbuildings and longer driveways, but the drive is longer for lakeshore contractors. Marketing works best when it shows real Uxbridge projects and is honest about scheduling. Contractors from neighbouring York Region also reach in, so a visible local track record counts.

Township of Brock

Brock is Durham's smallest municipality by population, with 12,567 residents in 2021, made up of Beaverton on Lake Simcoe, Cannington and Sunderland, plus smaller communities like Port Bolster and Thorah Beach. It borders Kawartha Lakes and Simcoe County.

Contractors who serve Brock are usually based there or in north Durham. Search volume is small, so a dominant local profile, a website that names each village, and consistent reviews can make one firm the default choice. Ads are a minor tool here; reputation does most of the work.

Nearby areas we also support

Many Durham contractors work across the border. We regularly plan around the City of Toronto (especially Scarborough), York Region towns such as Markham and Whitchurch-Stouffville, the City of Kawartha Lakes, Peterborough County and Northumberland County. If you take work in those places, your plan should say so honestly, and your ads should target them on purpose rather than by accident.

To discuss which Durham towns to start with for your trade, call, text or email. See pricing for plan costs, or our results to see how the method has worked in our HVAC portfolio.

Frequently asked questions

Do you cover the whole of Durham Region?

Yes: Oshawa, Whitby, Ajax, Pickering, Clarington, Scugog, Uxbridge and Brock. We also help Durham contractors who regularly work in Scarborough, Kawartha Lakes or Northumberland.

Should I target all eight municipalities?

Rarely at first. Most contractors do better winning two or three towns near their base, then expanding. Our service area guide shows how to decide.

Is Oshawa harder to rank in than Port Perry?

Usually, because more contractors compete for the same searches. Smaller towns have fewer searches but less competition, so the cost per job can be lower.

Do you have staff in Durham?

No. Our team is headquartered in Vancouver and meets clients by video call or in person, as well as by phone, text and email, checking every plan against what searchers in each Durham town actually see. We never invent a local office.
